RICS Level 1 Condition ReportSuitable for modern homes, flats and recently built properties that appear to be in good condition and have not undergone extensive alterations. The RICS Home Survey Level 1 offers a concise overview of the property’s condition and is intended for properties where significant defects are not expected. As the most basic level of survey, it focuses on identifying visible defects and areas of concern through an easy-to-understand traffic light rating system. The report provides limited advice and does not include detailed defect analysis, repair recommendations or maintenance guidance.
RICS Level 2 Homebuyer SurveyDesigned for conventionally built properties in reasonable condition. The Survey provides a clear and concise assessment of the property’s overall condition, it identifies significant defects, highlights areas requiring attention, and provides practical advice on repairs, maintenance and ongoing upkeep. The report uses an easy-to-understand traffic light rating system to help you quickly identify areas of concern. For buyers, it provides valuable information to support informed decision-making, budget for future expenditure and, where appropriate, assist with price renegotiations before committing to purchase.
RICS Level 3 Building SurveyOur most comprehensive survey, designed for older, larger, altered or unusual properties. The Survey provides a detailed assessment of the building’s condition, identifying significant defects, potential risks and areas requiring repair or further investigation. We explain the likely causes of defects, outline repair priorities and likely timescales, and help you understand future maintenance requirements. For buyers, the report provides valuable information to support informed decision-making, budget for future expenditure and, where appropriate, assist with price renegotiations before committing to purchase.
