How Does a Snagging Report Differ from a Home Survey?
A Snagging Report focuses on identifying defects, incomplete works, poor workmanship and quality issues associated with recent construction activities. A Homebuyer Survey focuses on the overall condition of an existing property, including maintenance issues, deterioration, structural concerns and repair liabilities.
Is This the Right Survey for My Property?
This service is designed specifically for newly constructed residential properties. For older properties, a Homebuyer Survey or Building Survey may be more appropriate.

Scope of Inspection
The inspection comprises a visual, non-invasive assessment of all reasonably accessible parts of the property including internal accommodation, visible external elements and associated grounds.
What the Report Contains
Executive summary, property overview, photographic evidence, detailed snagging schedule, descriptions of defects, workmanship observations, recommendations for remedial works.
Common Snagging Issues

When Should a Snagging Inspection Be Carried Out?
Ideally, either before occupation where access is available or during the early stages of ownership. Inspections can also be useful during the developer defects liability period.

Access Limitations
The inspection is limited to areas that are safely and reasonably accessible at the time of the survey. No furniture, finishes or building fabric will be removed to facilitate inspection.
Inspection Limitations
The inspection is visual and non-invasive. It does not include opening up of construction, structural calculations, testing of electrical installations, testing of plumbing systems, environmental assessments, asbestos surveys, valuation advice or compliance certification.

Building Services
Building services are visually inspected where accessible. Mechanical and electrical installations are not tested unless specifically instructed.

New Build Snagging Reports are prepared by a Chartered Surveyor in accordance with applicable RICS Rules of Conduct and professional standards.
