Single Defect Reports

Purpose of the Service

A Single Defect Report provides an independent professional assessment of a specific defect or area of concern affecting a property. The inspection is designed to investigate the nature, extent and likely cause of the defect and provide practical advice regarding repair options, further investigations and associated risks.

Why Choose Voller Surveying Services?

Our Single Defect Reports provide focused, practical and cost-effective advice tailored to a specific issue. Inspections are undertaken by a Chartered Surveyor with experience in building pathology, defect diagnosis and repair strategies.

Chartered Building Surveyor Expertise

We provide an independent professional opinion based upon observed evidence and established surveying principles, helping clients understand the significance of a defect and the options available for remediation.

Focused Investigation

Unlike a Building Survey, which considers the condition of the entire property, a Single Defect Report concentrates specifically on the issue of concern.

Clear and Practical Reporting

Reports explain the defect in straightforward terms and provide practical guidance regarding likely causes, repair options, maintenance considerations and recommendations for further investigations.

Common Defects Investigated

Structural cracking and movement, dampness and moisture ingress, roof defects, condensation and mould, timber decay, defective rainwater goods, settlement, wall movement, subsidence concerns, defective workmanship, building fabric deterioration and leaks.

How Does a Single Defect Report Differ from a Building Survey?

A Building Survey considers the overall condition of a property. A Single Defect Report focuses solely on a particular issue identified by the client and investigates its cause, significance and recommended remedial action.

Scope of Inspection

The inspection comprises a visual, non-invasive assessment of the defect identified by the client together with any surrounding areas considered relevant to understanding the issue.

What the Report Contains

Executive summary, description of the defect, photographic evidence, observations, likely causes, assessment of risk, repair recommendations, maintenance considerations and recommendations for further investigations where appropriate.

When Should a Single Defect Report Be Considered?

Where significant cracking has appeared, dampness or water ingress is affecting the property, roof leaks have been identified, subsidence is suspected, or independent professional advice is required before undertaking repairs.

Property Types

Single Defect Reports can be undertaken for residential properties, commercial premises, mixed-use buildings, industrial units and other property types where a specific building defect requires investigation.

Access Limitations

The inspection is limited to areas that are safely and reasonably accessible at the time of the survey. No opening up, destructive investigation or specialist testing will be undertaken unless specifically agreed.

Inspection Limitations

The inspection is visual and non-invasive. It does not include structural calculations, laboratory testing, mechanical or electrical testing, asbestos surveys, environmental assessments, drainage surveys or valuation advice.

Professional Standards

Single Defect Reports are prepared by a Chartered Surveyor in accordance with applicable RICS Rules of Conduct and professional standards.

Reliance

The report is prepared solely for the instructing client and may not be relied upon by third parties without prior written consent.

When to Instruct

As soon as a significant defect, area of concern or unusual building symptom becomes apparent.
