Scope of Inspection
The survey comprises a visual, non-invasive inspection of all reasonably accessible parts of the property. The inspection considers principal building elements, external areas, internal accommodation, visible services and significant defects.

Access Limitations

Survey Limitations
The Commercial Building Survey is based upon a visual inspection of those parts of the Property that were safe and reasonably accessible at the time of inspection. No opening up, dismantling, exposure of concealed construction, destructive testing or intrusive investigation will be undertaken unless specifically agreed in writing. The survey does not include structural calculations, testing of services, asbestos surveys, fire risk assessments, environmental assessments, legionella assessments, accessibility audits, detailed compliance audits, valuations or reinstatement cost assessments. No warranty can be given that defects do not exist within concealed, covered or inaccessible areas of the Property.
Building Services
The inspection includes a visual appraisal only. Mechanical and electrical services are not formally tested.
Professional Standards
Commercial Building Survey Reports are prepared by a Chartered Surveyor in accordance with applicable RICS Rules of Conduct and professional standards.
Reliance
The report is prepared solely for the instructing client and may not be relied upon by third parties without prior written consent.
